Discount Market Scheme

The Discount Market scheme* is available on selected homes and selected developments to provide new homes for sale at a discounted price. The eligibility for these homes are set locally, and purchasers must meet set criteria in order to qualify.

The Discount Market Scheme is available at:

Station Lane, Asfordby

A limited number of 2 bedroom homes are available under the Discount Market scheme at our Station Lane development in Asfordby. These are available subject to the following criteria:

1. Local Connection Criteria;
Means a person who has a local connection to the Borough of Melton by virtue of;

(i) Residence in the Borough of Melton for at least a 12-month period prior to application; or 3 years out of the last 5 years
(ii) Is permanently employed within the Borough of Melton
(iii) At least one member of the household has a close family relative (parent, sibling, child, aunt, uncle , grandparent, including half and step) resident within the Borough of Melton

2. Income
Joint annual income must not exceed £80,000.

3. Must be the purchasers Principal Place of Residence

4. Sub-letting not permitted

5. Discount will be applied in perpetuity for future sales (controlled through restriction on title)

First Homes Scheme is available at:

Heartlands at Priors Hall Park, Corby

A limited number of 2 bedroom homes are available under the First Homes Discount Market scheme at our Heartlands at Priors Hall Park development in Corby. These are available subject to the following criteria:

1. Properties to be sold at 70% of Market Value and for no more than £250,000.

2. Purchaser must be a first-time buyer.

3. Purchasers annual gross income not to exceed £80,000.

4. At least 50% of the purchase price has to be funded by a first mortgage.

5. Transfer will need to include a covenant for the purchaser to comply with the First Homes Obligations going forward.

6. Purchaser must satisfy the Local Connection Criteria in the following order of priority;

(i) Is and has been resident in North Northamptonshire for a period of at least 12 months; or
(ii) Has been resident in North Northamptonshire for at least 3 years out of the preceding 5 years; or
(iii) Has for 5 years out of the preceding 10 years been resident in North Northamptonshire; or
(iv) Is permanently employed or has an offer of employment within North Northamptonshire; or
(v) Is a person who has a Close Relative (Father, Mother, Son, Daughter, Stepfather, Stepmother, Stepson, Stepdaughter, Grandparent, Grandchild, Brother, Sister, Wife, Husband or Civil Partner) currently resident in North Northamptonshire.

7. The Local Connection Criteria can be waived if the property has been marketed for 3 months without a qualifying purchaser being identified.

8. Market Value must be established by an Independent Valuer who is a member or fellow of RICS.

9. The Council will issue a Compliance Certificate once it is satisfied that the above conditions are met.
