You’ve viewed the show home, checked out the area, saved up every spare penny, and now the exciting part begins. You’ve officially reserved your new Jelson home!
But what actually happens next? From sorting your mortgage to getting the keys in your hand, here’s what to expect as you move through the next exciting stages.
1. Your new home is taken off the market
As soon as you pay your reservation fee and complete the required paperwork, your chosen new build home is officially reserved. This gives you peace of mind that it’s yours while you start the legal and financial process.
2. Appoint your solicitor and progress your mortgage application
Next, you’ll need to appoint a solicitor and progress your mortgage application. These are the two key steps to help move your purchase along behind the scenes.

3. Apply for your new build mortgage
Although you will have had an Agreement in Principle, you need to officially apply for the mortgage so that you can purchase your new home.
Your mortgage advisor will help you submit a formal mortgage application. This usually involves pulling together bank statements, payslips and proof of ID. Once everything’s in place and the lender is happy, they’ll issue a mortgage offer. This gets sent to your solicitor too, so they can keep things moving.
As part of the mortgage process, your lender will arrange a valuation on the home. This is just to check the property is worth what you’re paying and is a standard part of the buying process.
4. Make it your own
One of the many benefits of buying a new build home is the opportunity to personalise it before you move in. Depending on the build stage, you may be able to choose from a selection of finishes, from kitchen units to flooring and tiles.

5. Legal work and conveyancing
Your solicitor will get to work reviewing contracts, carrying out searches, and liaising with our legal team. You will be asked to provide some ID and sign a few documents during this stage.

6. Exchange of contracts
Once the legal work is complete and your mortgage is in place, it’s time to exchange contracts. This is the moment your purchase becomes legally binding as your solicitor will transfer your deposit and both parties will sign on the dotted line.
At this stage, we’ll also agree a completion date so that you can prepare for moving in.
7. Prepare for completion
As your move-in day approaches, we’ll invite you to a home demonstration. This is your opportunity to take a guided tour of your new home and learn how everything works, from the boiler controls to the windows and doors.
As a Jelson customer you also have access to our online portal to make asking us any questions easy.
8. Legal completion and key handover
On completion day, the final funds are transferred, and we hand over the keys. This is the moment you’ve been waiting for, your new Jelson home is officially yours.
We’ll meet you at your new front door to walk through a few final checks and then step aside so you can start making it your own.
